Dean Clough has been providing quality office space to clients for 24 years. It has a notable track record for nurturing many successful start-up and growth sector companies, and provides office suites from 10m2 (110sq.ft) upwards. Office areas are beautifully renovated to a standard 'House Style' as pictured below. You might find our responses to the following FAQs helpful:
1. Is it a fully serviced office?
Dean Clough gives you the freedom to choose the level of service you need. If you don't want it, you don't pay for it! Your office comes decorated, and equipped with a digital phone that links you to our main reception. You can make provision for separate lines (eg BT), although we can upgrade the digital link to provide you with anything from a single DDA line, to full switchboard facilities. Special reception services are available on request. We do not normally provide furnishings, why add thousands to your rental when a trip to IKEA will cost you hundreds?

2. What is the minimum term?
For our small offices we operate a rolling 12 month licence that is reviewed each year in line with the retail price index. We require 3 months fees in advance and 3 months notice on leaving. In effect, your minimum term is 6 months although we have many tenants who have been with us on yearly licences for 10, 15 and even 20+ years.
3. What is the monthly cost for the office?
This is not a simple question. Each of the mills have different specifications, while contracts can vary markedly. We will provide you - on viewing - with a complete breakdown of charges that clearly illustrates your full monthly commitment.

4. What are the parking arrangements?
Dean Clough has over 1100 parking spaces on site with a further 400 planned. You can either 'Pay & Display' on a daily basis, take advantage of our discount car parking cards or purchase a yearly parking permit. We also offer reserved spaces based on 2 places per 1000sq.ft. The minimum size office to qualify for a chargeable reserved space is 300sq.ft.
5. What is the licence agreement - do I need a solicitor?
The Licence is simply the document which sets out the particulars between yourself (the occupier) and Dean Clough Ltd (the owner). In addition to formalising your minimum term it sets out your responsibilities as an occupier. You will find that the document is written in clear English and is easy to understand. We do suggest that you take legal advice if you are at all uncertain about any issue.

6. Do you offer reception services?
Dean Clough operates a central reception which is staffed throughout office hours and acts as a gateway for your visitors. Our reception staff will contact you via the internal telephone link to advise you that you have visitors waiting. Calls can be handled through our reception desk with messages being left on your voice mail or via e.mail. If you should require further services then please discuss your requirements when you visit us. Dean Clough's public reception is open from 8am to 6pm. Tenants, of course, have 24hr access, 7 days a week.
7. Do the offices have broadband?
All major providers of broadband have services on site. We are happy to assist you in connecting to one of theses suppliers.

8. Do you have meeting rooms for hire?
Dean Clough has range of beautifully appointed meeting rooms for you to hire. Equipped with all of the latest AV equipment as standard, you can hire these room from as little as £30 for two hours. Since we have our own cafe on-site full catering can also be provided in these rooms if required.
9. Is cleaning of the office included?
As each type of business has different requirements we leave you to discuss the level of service you require with one of our on site cleaning companies. We will give you the contact details and they will be happy to quote you for your needs.

10. What do I need to secure the office?
We will provide you with a invoice detailing your 3 months fees in advance and holding deposit. This deposit covers any breakages and damages to the office during your occupation and is returnable, less any deductions for making good, cleaning and the redecoration at the end of your lease. Once payment is received your office is guaranteed and occupation is normally possible within 5 working days.
